Feasibility Costing

This is a service that we provide for homeowners, design teams and property investors. We review all existing sketches and drawings and produce a reasonable approximation of the likely construction costs. This service is in response to a demand from our Clients for wanting a 'ball-park or rough figure'. If the figure makes sense within the overall development feasibility we can then be hired to produce a cost plan which explores the likely costs in more detail. Our costs are based on m2 areas and are found from our extensive library of completed projects and national cost figures.

Cost Planning

This is a service that we provide for homeowners, design teams and property investors. Generally we provide feasibility costings first and then our Clients hire us to explore the costs in more detail. This is what a cost plan is - it is a document that outlines all required tasks and appoints likely costs to each task. We review all existing sketches and drawings and produce reasonable estimations of the quantities and costs of each task. This service is in response to a demand from our Clients for wanting to move away from a 'ball-park or rough figure' towards a more detailed approximation of the costs. If the figure makes sense within the overall development feasibility we can then be hired to produce tender documentation so that we can received fixed tenders from the market. The fixed tenders from the market should fall within our cost plan figures. Our costs are based on quantities taken from the drawings and our rates are found from our extensive library of completed projects and national cost figures.

Schedule of Works

This is a document listing out all the tasks necessary to complete the project. It can include the quantities of each task (m2 of plasterboard partitions etc) or it can have no quantities included. The document is sent to contractors to price so that on price and contractor can be chosen.

Bill of Quantities

This is a document listing out all the tasks necessary to complete the project. it is similar to a schedule of works document but it is more detailed. It can include the quantities of each task (m2 of plasterboard partitions etc) or it can have no quantities included. The document is sent to contractors to price so that on price and contractor can be chosen.

Tender Analysis

Once you received a priced schedule of works or priced bill of quantities back from your contractors you need to compare them. It is very important to compare these prices to ensure that each contractor has priced the exact same thing and not excluded some works. This is the only way you can ensure that the winning builder has included everything.

Value Engineering

This service examines how to reduce costs in your property venture. It does not mean cutting work but perhaps reducing the scope of the specification or the quantities of some of the work.

Construction Programme

Often, we will be hired to prepare a programme outlining all the tasks required in a project plus their duration so as to present a final programme document. It will show the start date and projected completion date with all the tasks and duration's clearly itemised.

Contract Documentation

We prepare a full suite of contract documents including the contract itself plus any specific terms and conditions that you require.

Pre-Start up Meeting

We set-up meetings with the Client and the contractor to run through the whole project.

Interim valuations & Site Visits

We work on behalf of the Client to review applications for payments from the contractors. This is to ensure that the Client never overpays for works completed.

Final Account

We review the overall final bill of the project. We review the original contract plus any additional works to work out the final cost.
