Small projects (under £200,000)


We don't tend to work on a lot of projects under £200,000. Unfortunately a lot of homeowners seeking to get garages, extensions, loft conversions, minor refurbishments etc completed, tend to avoid investing in Architects, project managers and quantity surveyors. This leads them to enter into contract without advice with small builders on poor terms and conditions and leads to issues.

Frequently asked questions

How much are our services ?
Most new clients want to purchase some form of construction cost for their project. There are way too many variables to list out prices for estimates. Our estimates can start from £99 pounds for small projects. You need to call us and discuss. We are happy to give you a free quotation and there is no pressure to buy. We provide feasibility costs and budget estimates, detailed estimates and finally detailed tenders. We provide services to homeowners, builders or property developers .
What construction works and size project do we cover?
Everything including extensions, basements, conversions, refurbishments, new build houses, office refurbishments, apartments,large commercial buildings
Who prepares the costings?
All our estimators have been qualified by the Royal Institution of Chartered Surveyors.
Our costs generally take at least 18 working hours to prepare including review of drawings, quantity take-off and sign-off at Director level.
Why should a homeowner/property investor/architect pay for construction costs?
If you are a homeowner property investor, Architect, you should never rely on costs from builders direct. They are simply too busy to provide accurate figures. If a builder tells you that your works will cost £100,000 and you make a commercial decision based on this, what happens if the actual cost is £200,000. The builder is not obliged to proceed. A little investment upfront saves you a lot of financial headaches.
Why should a builder pay for construction costs?
If you are a builder, the same logic applies. Unless you are in a position to pay for a full time qualified estimator and train them into your system, you will simply not be able to price all the projects that are requested of you. You will lose work because of this.
What is in the costings?
It depends what level of detail you purchase but generally each itemised schedule shows exactly what is included and excluded including: Demolitions and Alterations Substructure Structural Frame Roof External walls Windows and external doors Upper floors Staircases and Balustrading Internal Walls and Partitions Internal Doors and Screens Wall & Ceiling Finishes Floor Finishes Fixtures and Fittings Services Installations External works landscaping
How long does it take?
Typically takes 5 days but can be completed within 48 hours if required - please ring or email us to request this.
Whats not included?
Some Clients want to talk through the costings line by line once it is completed. This is perfectly acceptable but this is not included in our price. If this is required this will be charged for.
Revisions are also not included for - we provide you with a copy of the estimate in excel so you can make any changes required. Also we have three tiers of cost-estimates. Ring to discuss to see which is suitable for your project.
Why do I have to pay upfront? Can I not pay after?
We used to carry out costings upfront and bill afterwards but unfortunately too many Clients, particularly builders were late paying. Our tiered costings are priced at a level that any homeowner, Architect, builder, investor can easily afford. We do not start the estimate until payment is confirmed. You can pay by credit or debit card.
How does the payment process work?
If you want an estimate for your construction works you can pay by debit or credit card over the phone. You will be emailed a receipt and we will request all drawings or information to be emailed to us.
How accurate are your estimates?
We don't believe in 100% accurate estimates, they do not exist. Instead we believe in the systematic removal of financial risk. The key is understanding what estimate is right for the individual. Some clients will want very conservative prices that cover all possible eventualities. This makes sense for them as they want to ensure they have the finances to complete the project. But then if we used the same costs for builders, some contractors will say that our estimates are too expensive (but then they will disclose they are content with 5% profit). In truth, we provide estimates that cover your risk. So many of our Clients want us to confirm the price they would like to pay for their project but we have to bring a sense of reality to them. We start off with conservative prices and it is up to the Client (whether private investor or builder) to reduce down the price.
